The problem
Buying property in India is a gut-feel sport. Buyers pay advance amounts based on glossy brochures, broker promises, and a 30-minute site visit. The data that should inform the decision — RERA status, builder history, public sentiment, court records — is scattered across dozens of state authorities, social networks, and offline registries. By the time a buyer realises something is off, they've already wired ₹5–50L.
What we do
PropertyAI runs two layers of verification on any property you're considering:
AI agents (~60 seconds)
Parallel agents pull RERA filings, scrape public sentiment from Twitter / YouTube / Facebook / Instagram, cross-reference the builder's past projects, and compute a weighted trust score. Every signal is sourced — you see where the data came from.
Licensed advocates (5–10 days)
For high-stakes deals, our advocate panel reviews the AI report, runs document-level diligence, and signs off on a court-defensible PDF. State-specific expertise — the advocate handling a NOIDA case has worked NOIDA cases before.
What we believe
- Sourced or it didn't happen. Every claim in a PropertyAI report links to its source. No opaque scores, no “our proprietary algorithm”.
- AI replaces 80%. Humans handle the other 20%. We use AI where it's faster + cheaper, and licensed experts where stakes demand human judgement.
- Refund if we fail. If our AI orchestrator doesn't complete a verification, your credit is auto-refunded. We don't bill for work we didn't do.
- Where coverage is thin, we say so. We only support states where our integrations are live. Today: Uttar Pradesh. Adding states one at a time, publicly, with no hand-waving.
