Which states do you cover?
Lucknow, Uttar Pradesh today — full district coverage, with RERA records curated as PropVerify Records (admin/advocate-verified, not a live RERA API yet — that's on the roadmap). We expand PropVerify Records coverage district-by-district and then state-by-state. We don't claim coverage we don't have. Subscribe to the launch list at the bottom of /pricing to hear when your state goes live.
Do you offer AI property valuation?
Yes — AI Valuation is our newest feature. You get a current AVM valuation plus 1, 3 and 5-year predictions with three scenarios (conservative, moderate, aggressive), location scores, builder analysis, risk factors, growth drivers and a Buy/Wait/Avoid recommendation. It's included in every verification and also available standalone on the /valuation page.
Is the AI report a substitute for an advocate?
No — and we don't pretend it is. The AI report is a fast (~60 second) first pass that catches the obvious red flags: missing RERA, suspended approvals, social-media complaints, builder track record. For anything you're going to sign on, our Expert Review package brings a Bar Council-registered advocate into the loop with a court-defensible PDF at the end.
What if the AI verification fails halfway?
Credit restored — not a cash refund. If our orchestrator crashes, errors out, or otherwise fails to produce a report, the credit you spent is automatically restored to your balance so you can retry, free, the same minute. We don't refund the cash you paid (the compute cost is already incurred), but you keep your purchasing power. You'll see the restored credit on your /settings/billing page. No support ticket required.
How long does an expert review take?
Standard Expert Review: 10 days from the moment the advocate picks up your case. Urgent Expert Review: 5 days. Both SLAs are tracked per-case; if we miss the SLA, you can request a partial refund.
Are my documents safe?
Yes. HTTPS everywhere, passwords are bcrypt-hashed (we never see your plaintext), and documents are scoped to your account only. Payments go through Razorpay — we never see your card or UPI number. We're DPDPA 2023 + GDPR aligned; full details on /privacy.
Can I get a refund if I change my mind?
Unused credits: yes, email us at the address on your receipt and we'll process within 2 business days. Already-consumed credits (verifications you ran): no — we paid the AI compute and advocate time for those. For failed AI runs we restore the credit (not cash) so you can retry at no extra cost.
Who are the advocates? Are they really licensed?
Every advocate on our panel is Bar Council registered with a verified enrolment number, state-specific real-estate experience, and at least 5 years of property cases. We onboard advocates one at a time — no marketplace dump. You can see who handled your case in the final report.
Do you sell my data?
Never. We don't sell, share, or run ads. The only third parties who see specific pieces of your data are: Razorpay (for payment), Resend (for transactional email), Google (analytics — only if you accept the consent banner, and never with PII), and your assigned advocate (only when you request an expert review). Full list on /privacy.
Which Uttar Pradesh cities is PropVerify AI available in?
AI Property Verification and AI Property Valuation work across every top Uttar Pradesh city — Lucknow, Kanpur, Noida, Ghaziabad, Agra, Varanasi, Meerut, Prayagraj, Bareilly, Aligarh, Moradabad, Saharanpur, Gorakhpur, Jhansi, Muzaffarnagar, Mathura, Ayodhya, Firozabad, Rampur, Shahjahanpur. Expert Advocate Review, where a Bar Council-registered advocate produces a court-defensible PDF, is currently Lucknow-only.
How much does an AI property verification cost?
The AI verification is free while we grow — every signed-up user gets unlimited AI verifications and a free preview of the AI Valuation report. Only Expert Advocate Review carries a fee (Standard or Urgent tier), and that's only for buyers who want a licensed lawyer's court-defensible sign-off. See /pricing for current tiers.
