Do you need a property advocate? When AI verification isn't enough — and when it is
Honest guidance on the AI-vs-advocate question. When the free AI verification is genuinely sufficient, when you should absolutely also pay for an Expert Review, and the specific transactions where advocate involvement pays for itself many times over.
Every week, we get some version of this question: "I ran your AI verification and it came back clean. Do I still need a lawyer?"
The honest answer depends on what you're buying and how much money is at stake. Some transactions are perfectly served by AI-only verification. Others should never happen without a Bar Council-registered advocate reading the actual paperwork. Here's the honest cut.
What AI verification actually does well
Our AI verification runs 13 parallel signal checks in about 60 seconds. It's very good at:
- Cross-checking public registries — RERA registration, municipal records, court-filing databases, GST verifications
- Sentiment + reputation analysis — scanning Reddit, YouTube, Google reviews, consumer forums for buyer complaints on the specific builder
- Price benchmarking — comparing asking price against locality medians for the same BHK + area
- Timeline verification — RERA completion date vs claimed possession date, OC status vs "ready-to-move" claim
- Structural checks — is the promoter name on RERA the same as who's asking for money, does the project name match, are there other suspended projects by the same promoter
For 80% of typical apartment purchases in an established locality with a known developer, this level of verification is genuinely sufficient. You'll catch the vast majority of fraud patterns and quality issues.
What AI verification cannot do (and won't pretend to)
AI runs on publicly available data. It cannot:
- Read the actual sale deed and flag one-sentence clauses that shift risk from the developer to you
- Inspect the title chain deed-by-deed and identify unregistered POA transfers, missing links, or contested inheritances
- Cross-check the sanction plan against the actual constructed building for FSI violations
- Verify encumbrance history at the sub-registrar office — mortgages, liens, court attachments recorded against the property
- Interpret RERA order history where the developer has been party to specific orders
- Give you a legal opinion you can hold up in a court or a bank's legal department

The framework — when to add an advocate
Answer these three questions:
1. What's the total transaction value?
- Under ₹40 lakh — AI verification is usually sufficient for typical apartments. Add an advocate if any answer to Q2 or Q3 flips.
- ₹40 lakh to ₹1 crore — AI + advocate is the recommended pattern for anything but the most established, well-known projects.
- Over ₹1 crore — always Expert Review. The 0.5% cost of legal is trivial insurance on a 100% transaction risk.
2. What are you buying?

3. Any of these red flags?
- Seller acquired the property via power of attorney (not registered sale)
- Property has been sold multiple times in the last 5 years
- Any mention of pending litigation, disputed inheritance, or challenged partition
- Builder is not a corporate entity but an individual or informal LLP
- Sale agreement is being drafted by the seller's side and offered as "standard"
- Payment structure involves any off-books or cash component
Any single "yes" to Q3 → Expert Review, regardless of transaction value.
Why the RERA and AI checks aren't a substitute for legal review
RERA regulates. It doesn't verify title. A project can be perfectly RERA-compliant and still be built on land the developer doesn't cleanly own. RERA won't catch that. AI won't catch that. Only an advocate pulling the encumbrance certificate and reading the title chain will catch that.
What an Expert Review actually delivers
When you request an Expert Review, here's what a Bar Council-registered property advocate does:
- Title chain review — pulls deeds from the sub-registrar going back at least 30 years, verifies every transfer is registered, flags gaps or POA-based transfers
- Encumbrance check — pulls the encumbrance certificate to see any mortgages, liens, court attachments recorded against the property
- Sale agreement audit — reads the specific draft you've been given, flags clauses that shift risk to you (delivery timelines, penalty structures, common area charges, amenity guarantees, dispute resolution)
- RERA record deep-dive — beyond the surface fields, reviews the sanctioned plan, timeline revisions, complaint history, promoter's other projects
- Written opinion PDF — signed, dated, court-defensible. Contains findings, risks, recommendations, and specific negotiation asks.
Standard turnaround is 10 days. Urgent is 5 days (for auction bids, expiring cooling-off periods, competitive purchases).
The math on "is it worth it?"
For a ₹80 lakh property:
- Standard Expert Review: ₹5,000
- That's 0.06% of transaction value
For that 0.06%, you get an independent lawyer who will:
- Catch title issues that would cost ₹5-15 lakh to litigate later
- Flag agreement clauses that could cost ₹2-8 lakh over the loan period
- Give you specific negotiation asks worth ₹50k-₹5 lakh in reduced booking amount / added guarantees
- Deliver a paper trail that a future buyer's advocate will find reassuring
The average buyer who pays for Expert Review negotiates back more than the review's cost within the first meeting with the developer. It genuinely pays for itself.
What doesn't need an advocate
We're not trying to upsell every buyer. Genuine cases where AI verification is enough:
- Buying a ready-to-move flat from a large listed developer (DLF, Prestige, Godrej, Sobha) in a well-established locality where the sale agreement is the developer's standard template
- First-time buyer under ₹40 lakh in a mid-market project by a builder with 10+ delivered projects — AI catches the surface issues and the template agreement is generally fair
- Under-construction purchase in Phase 3+ of a project where the developer has already delivered Phase 1 and 2 — you have real-world performance to reference

The one thing we'd emphasise: never let sales pressure force you to skip due diligence. A developer who won't wait 5-10 days for an Expert Review is a developer who has something to hide. Any legitimate developer is happy to have your lawyer review the agreement — because a properly reviewed agreement is a properly enforceable agreement.
