How to verify a RERA number in Uttar Pradesh (2026 guide)

Every real-estate project in Uttar Pradesh over 500 square metres or with more than 8 apartments must be registered with UP-RERA — the Uttar Pradesh Real Estate Regulatory Authority. A missing or fake RERA number is the single most common red flag we catch during property verification.

What a valid UP-RERA number looks like
UP-RERA registration numbers follow a fixed pattern:
UPRERAPRJ<digits> (for projects)
UPRERAAGT<digits> (for agents)

If the number a builder gives you does not start with UPRERAPRJ (or UPRERAAGT for an agent), it is not a UP-RERA number. This is the first thing to sanity-check before you even open the RERA site.
The three ways to verify
1. Official UP-RERA portal (authoritative)
- Go to up-rera.in → "Search Project" or "Search Agent"
- Enter the registration number (as printed on the brochure or agreement)
- The result shows: promoter name, project name, registered plot area, approval date, current status (registered / lapsed / suspended), and completion date
What to check:
- Status — a "lapsed" or "suspended" registration is a hard red flag. The project cannot legally sell units.
- Promoter name — must match the entity you're paying money to. If the builder brand you know is "XYZ Developers" but the RERA record shows "Some Other Holdings Pvt Ltd" — ask why. That's often a signal of a group shell restructure, not necessarily fraud, but you need documentation.
- Registered area vs actual — if the RERA area is significantly smaller than what the sales brochure promises, either the project has an unregistered extension (illegal to sell) or the brochure is misleading.
2. Cross-check on the CREDAI website
CREDAI is the industry body — credai.org lists member developers by state chapter. A CREDAI membership doesn't validate a specific project, but a legitimate builder appearing there is a positive signal. A builder claiming CREDAI membership who doesn't show up on the CREDAI Lucknow (or Kanpur / Noida / etc.) chapter list is a red flag.

Four red flags that survive a "valid RERA number" check
Even a legitimate RERA number can hide problems:

The project name on RERA doesn't match the brochure name. Builders sometimes register "Phase 1" and then market "Phase 2" without a new registration. Every phase needs its own RERA.

The completion date has already passed. Builders can extend by filing for a revision, but a silently-expired completion date with no revision on file is a delivery risk. Look at the "Timeline / Revisions" tab on the UP-RERA project page.

Complaint count is high. UP-RERA publishes complaint counts per project. A project with 20+ open complaints is a signal — read them if possible. Genuine buyer complaints about delivery delays are far more concerning than a single dispute over a booking amount.

Promoter has other suspended projects. UP-RERA lets you search by promoter. If the promoter has one live project and three suspended, that's a track record to weigh, not a coincidence.
What to do if you find a problem
