Development works

Demarcation Of PlotsThis is single plot rectangular shape with total project land admeasuring 15161 Sqmt has been systematically demarcated into 6 residential high rise towers in accordance with the sanctioned layout plan approved by the competent authority. The towers are laid out with proper survey reference points, internal road network, and service corridors. Each block is clearly identified with a unique number and defined boundaries. The demarcation has been carried out as per the approved drawings to ensure clarity of ownership, access, and uniform development of the township. The township has 1 entrance and exite from 36 mtr proposed master plan road from North side and having internal road of 7.5 mtrs.
Boundary Wall1.8 - 2.1m high and 200 mm thick Boundary wall designed . Brick Work of 9inches and rcc work in column and beam may be used as per design. Entrance and exit gates are developed with boundary.
Road WorkTrimix / asphalt road will be used as per deisgn suggested by the Architect for internal road.From the main entrance gate we have road of 630 mm of different layers with 30 mm bituminous coating on top through out the project,whose wideness starts from 30 mts.
FootpathsAll internal roads will have narrow footpath with pavers or equivalent finishes as per landscape design. Well-designed pedestrian footpaths are provided along the project’s internal roads and site periphery to ensure safe and convenient movement. The footpaths are constructed with non-slip, durable paver blocks over a compacted base, maintaining adequate width as per local development authority norms. Proper gradient and drainage are ensured to prevent waterlogging.
Water Supply Including Drinking Water FacilitiesThe potable water supply of desired quality & purity shall be ensured through pressurized distribution network connceted with undergound/overhead tanks of capacity of 24000 Ltr connected with WTP of 80 KLD. Drinking water shall be sourced from an approved municipal connection through supply uPVC shcedule-40 pipeline approx lenght 1250 mtr..
Sewer SystemCentralized Sewerage system shall be Provided. All Sewerage water shall go to 230 KLD MBBR technology central STP for treatment. After treatment ,water shall be recycled and it will be used in gardening, flush tanks.Oveflow from the central STP shall be connected with the Municipal sewerage system. Sewer line of length apprx 500 mtr with dia of 200-250 mm with 19 nos. of manhole is proposed.
DrainStorm water system shall be Provided. Storm water of 400 mm dia with 29 nos. of manholes from Roads and other landscape area shall be connected to the Storm water drain channel and go to the 4 nos. of Rain water harvesting Pit for recharge the Ground water and overflow shall be connected with Municipal drain line.
ParksAs per the sanctioned layout plan, adequate area within the project has been earmarked for green open spaces. There are green valley for landscaped gardens, including sports center ,green belts, and children’s play areas are provided for the benefit of the allottees. These open spaces form an integral part of the township development and shall be maintained in accordance with the approved plan.
Tree PlantingThe trees of category ornamental ,shady and native species shall be planted in the entire project as per the species recommende in the landscape in order to maintatin greenary and natural view.
Design For Electric Supply Including Street LightingAll the workings shall confer to Bureau Of Indian Standards , Indian Electricity Rules & Indian Electricity Acts.Total Load of 2000 KVA shall be supplied from neares sub station of comptetent auhtority. nos. of 750KVA & 1 no. of 500KVA power back up DGs shall also be provided. 2 nos. of 800KVA and 1 no. of 1000KVA trasnformer load.
Community BuildingsA dedicated common facility within the project premises on groud floor of tower proposed intended for use by residents for social, cultural, and community activities. The building shall include multipurpose hall space with basic amenities and services as per approved plans, and will be developed in compliance with applicable RERA norms, local by-laws, and statutory approvals
Treatment And Disposal System Of Sewage And Sullage WaterCentralized Sewerage system shall be Provided. All Sewerage water shall go to the central STP for treatement, after treatement ,water shall be recycled and it will be used in gardening, flush tanks. Oveflow from the STP shall be connected with the Municiple sewarage system
Solid Waste Management And Disposal SystemThere are proper garbage collection area provided for the solid waste management.
Water Conservation SystemA well designed rain water harvesting system shall be provided for the whole building complex to conserve water.
Energy Management System Including Use Of Renewable EnergyWe will use LED lights fitting in external area as well as solar lights. In STP and Pump room all the equipment shall have energy efficient motor.
Fire Protection And Fire Safety SystemAll the fire norms shall be followed as NBC and approval of fire department
Social Infrastructure And Other Public Amenities Including Public Health ServicesGreen/ landscape area in front/ beside of Villas including green parks, play areas for children and different recreational activities.
Emergency Evacuation ServicesProvision of planned procedures, designated evacuation routes, and safety measures to ensure safe and orderly evacuation of occupants during emergencies such as fire, natural disasters, or other unforeseen events, in accordance with approved safety plans, local regulations, and applicable statutory norms
Other Miscellaneous WorkLush green shrubs at every vacant space on ground.
