Development & Facilities
Development works
Demarcation Of PlotsThe demarcation of plots on site is intended to be executed by utilizing adjacent featured such as drains, boundary walls, footpaths, etc. If necessary, pucca brick markings will be done for the same.
Boundary WallThe proposed project includes the construction of a 2.25 metre high boundary walls. The tender is already floated for the same.
Road WorkThe roads are designed to accomodate the neighborhood traffic. All project roads are planned to be bituminous with specification comprising layers of earthwork, Granular sub base (GSB), wet mix macadam (WMM) and Bituminous concrete (BC) on top. Road safety measures such as medians, cat eyes, rumbling strips, etc, will be incorporated.
FootpathsFootpaths shall be developed with stamped concrete on top of a cement concrete layer laid over lean concrete along with use of precast kerb stones for the edges.
Water Supply Including Drinking Water FacilitiesThe proposed water supply for the neighborhood is intended to be derived from borewells. Following interrimittent storage in underground tanks and necessary treatment, the water will be further stored and distributed through two overhead water tanks, each with a capacity of 3.5 lakh litres, utlizing gravity flow via underground pipes. Moreover dedicated boreholes shall be constructed to supply water to various facilities and the health center.
Sewer SystemThe neighborhood is planned to incorporate underground RCC Hume pipes for the effective disposal of sewage. The sewage will undergo treatment in a STP. and the treated water will be repurposed for horticultural purposes. Any surplus water after tertiary treatment shall be discharged into a nearby drain. The concept of "Self cleansing velocity" in the sewer system has been implemented to prevent the deposition of suspended solids. In order to mitigate the need for deeper excavation and to control overall cost, the selected velocities adhere to the specified limited outlined in the "Manual on sewerage and sewage treatment" .
DrainThe neighborhood is designed to integrate underground closed drains, with the inclusion of gully traps for efficient water drainage. The stromwater accumulated will be directed to recharges pits within a network to facilitate groundwater replenishment. Any surplus rainwater will be directed to gully traps, subsequently flowing towards an adjacent canal and/or drain for final disposal.
ParksThe parks shall be landscaped with local trees, shrubs, ground covers and turfs. Additionally these parks shall include gym and play equipment to cater the clusters.
Tree PlantingNative species of trees shall be planted along roads as per the road design, in addition to being planted in parks and green areas.
Design For Electric Supply Including Street LightingThe neighborhoods electrical infrastructure proposes an underground distribution network designed for a load of 9.92 MVA, with a 33 KV substation distributing power through eight 630 KVA transformers. Each group Housing/ Commercial plot will feature an 11 KV Ring main unit (RMU) for further distribution. Substations and DG sets will be part of respective areas while meters provided by authorities will manage consumption charges paid directly by end users. The electrical infrastructure aligns with authorities standards and after installation, it will be handed over to the Authority. Feeder pillars, fed by the USS will distribute power to plots using ground laid LT cables. Plots wont have standby power, but common services will have DG power but common services will have DG power back up. Group housing and commercial areas will feature their own DG backup
Community BuildingsCommunity buildings such as community centres, police stations, electric substations, inter colleges, high schools, junior high schools, primary schools and nursery schools are proposed based on the population density
Treatment And Disposal System Of Sewage And Sullage WaterA STP with a capacity of 2 MLD is proposed for the tertiary level treatment of sewage. Th treated water shall be utlized for hotricultural purposes, while any escess water will be discharged to nearby drain
Solid Waste Management And Disposal SystemA decentralised solid waste collection system is proposed across the entire neighborhood. A solid waste recycling center is planned to segregate and recycle various type of solid waste using the best practices
Water Conservation Systemproposed in the neigborhood, incorporating strategically placed rainwater harvesting pits in green areas. These pits are designed to facilitate the recharge of rainwater into the ground
Energy Management System Including Use Of Renewable EnergyThe implementation of solar street lights is proposed in strategic areas within the neighborhood. To optimize the energy management, best practices will be adopted including automatic activation of lights at the appropriate evening time. Additionally measures such as a 50 reduction of lights after 12 AM, and a further 25 percent reduction with lights turned off at 4AM are planned.
Fire Protection And Fire Safety SystemFire hydrants are proposed to be strategically located along 100mm dia water drains subject to necessary approval from the relevant authorities.
Social Infrastructure And Other Public Amenities Including Public Health ServicesAmenities including public health services- as per the population density various public amenities including social infrastructure are proposed. These include community centre, primary health centre, solid waste recycling centre, etc.
Emergency Evacuation ServicesEmergency evacuation will be facilitated through State Disaster Response force (SDRF) and National Disaster Response force (NDRF) protocols. Properly planned access routes with appropriate widths and open spaces are incorporated to facilitate emergency evacuation if necessary
Other Miscellaneous WorkA CCTV network along with security lighting is proposed on major roads and parks throughout the neighborhood to create a secure environment.
